Undead Settlement

You meet Irina for the first time in Undead Settlement, in front of the cathedral to Road of Sacrifices. Her cell is guarded by Eygon, but you an open it without any consequences (jump down or get inside through the sewers, after you open the door with the key. See a detailed walkthrough for this section in chapter Undead Settlement - the way down). Talk to Irina (agree for the touch), thanks to which you receive Prayer gesture. After the conversation, she will travel to Firelink Shrine.

Firelink Shrine

In Firelink Shrine Irina works as a tradeswoman, but her main goal is to learn miracles. She will take 4 books from you - 3 of them are in locations Road of Sacrifices, Cathedral of the Deep, Lothric Castle. You can buy the last one from Yuria of Londor. Irina's is connected with Eygon and it can follow two paths.

To get to Irina, jump down from the bridge while facing blacksmith Andre. Then, walk around Orbeck and Cornyx. Then, go right, instead of climbing up the stairs.

Version A (dark)

After you return one of the books to Irina, she will sell you miracles and dark spells. After you buy at least one dark spell, she will be taken away from the cell by Eygon. You will then meet him at the gate above bonfire Iudex Gundyr. Eygon will be hostile towards you and you have to kill him. After the fight, approach Irina, who will return to the shrine after you talk to her twice.

Irina will be still selling miracles, up until the moment at which you buy all of the dark miracles. Then she will cease to sell miracles. Instead, you should hear a strange dialogue. Do not touch her again because she will then disappear from your game, until you start NG. Only after you put on Morne's Gauntlets (you can buy them from Shrine Handmaid after you kill Eygon) talk to her twice and touch her. The only thing left to do now is kill her.

Version B

To make Irina's quest end in a positive way, you cannot buy any dark miracle from her. Bring her books and buy all of the non-dark miracles from her. After you do this, Irina will become the Fire Keeper and travel to the tower next to Firelink Shrine (if you unlocked the gate, you will find her right past it, where you defeated the Sword Master with katana). She will raise your experience level in the similar way as a regular Fire Keeper. Apart from that, you will find here both books with dark miracles that you have given to Irina. You can give them to Karla to learn them without consequences connected with Irina's quest.
