How to unlock: Find traces in Adam's house, during The Thrill of the Chase.

You receive this quest while you are completing the side quest The Thrill of the Chase. You need to find traces in Adam's house which suggest that you should explore the quest area. Reach the area in the Southern part of the map (near Sabit's cottage). The quest description tells you that you should be looking for the entrance under the withered tree. The above screenshot presents the tree and the climbing route that you need to take to reach the cave.
Do not hurry to start the exploration of the cave, because soon after you enter, you should encounter a single screamer. Quickly, run up to the monster to "soothe" it. Only then, head on. The chest is nearby and you need to remove the unique revolver (Quickshooter) from it. Thanks to this, you complete this short quest.
