General tips
Here you will find general tips that apply to every game mode in House Flipper. Some of them explain the in-game mechanics, other use hidden exploits or game bugs and can be removed from the game in future updates.
- There is a day and night cycle mode in the game, although it has no effect on the gameplay, apart from the visual effect. You can either deactivate it in the option or set it to the system time - in the case of the latter, the game will adjust the time to the one in your time zone.
- If you perform a major renovation of your apartment, you will probably be willing to sell majority of the present furniture. You will probably notice that the device used for selling items can also be used to get rid of rubbish. However, you should not be doing it like that - in both cases (regular cleaning and using the device) it takes one click to dispose of rubbish, but by doing it with your own hands you will increase the level of Cleaning and will receive new Perks faster.
- Rooms do not need doors. You can leave empty spaces between them - if the required width is maintained, the game will still treat them as two separate rooms.
- You do not have to sell old furniture from the house. Find a client that will be satisfied with them, arrange them and optionally purchase several more items and you will be able to sell the house with a profit, investing as little work and money as possible.
- Every house you purchased should be perfectly cleaned and have windows washed. Holes should be patched, insects should not be present and all the electrical and plumbing equipment marked as red on the mini-map should be fixed. If you fail to do so, it will significantly lower the value of the building. You can check the progress of those works in free mode by returning to your office, opening the notebook and browsing your properties.
- When demolishing walls, make sure that objects do not fall off them. For instance, detached switches are treated by the game as junk.
The order of work
The suggested order of work allows for proper organization and will prevent you from repeating the same activities at a later stage of the game. If you start the renovation from furnishing the rooms but you will later find out that it would be useful to reorganize the rooms, you will be forced to move furniture, tear down walls and so on. It might turn out that you will need to get rid of some of the furniture and the lack of paint on the newly constructed walls will force you to purchase another can of paint. It is highly recommended to perform the renovation works in the following order:
- Taking out the trash.
- Cleaning and washing windows.
- Selling unnecessary items. Those that you think are worth keeping should be moved to one room.
- Constructing / demolishing walls. You should plan beforehand which potential buyer you want to sell the flat to. Some do not like too many rooms, others want the kitchen to be connected to the living room and so on. Knowledge of the customers' needs and requirements is a key for effective work.
- Repair of damaged objects (such as, for instance, leaking heaters, broken electrical sockets and especially burned bulbs - turn on the light in each room to check if it works properly).
- Patching holes in the walls.
- Applying paint / tiles / boarding.
- Installation of dedicated devices (such as radiators or a washing machine).
- Furnishing the apartment - it is especially important to keep this point to the end of the renovation process. First things first, it will be easier to carry out all other works when the flat is unfurnished. What is more, in the free mode furniture always has the highest impact on the final value of the flat / house and characterizes the types of rooms.
Saving and earning
In the early stages of the game you will have only a limited amount of money. This will prevent you from starting the game on your own, renovating selected houses in accordance to your preferences and forces you to complete orders from clients. To make good use of money and save every potential penny, you should:
- Improve negotiation skills - it can be used to get a pretty good profit, but this only applies to the free mode, it is not used in the story mode. The negotiation skill is represented as an additional button / option when selling an apartment. You can offer the potential buyer a slightly higher price, with a specified chance of success that depends on the amount of proposed increase. If the customer refuses, you lose nothing - you will just have to continue without the additional profit.
- You can see that there is not much paint left in a can and you need to purchase another one? Do not deplete the old one completely and instead sell the remaining amount - you will receive about 80% of the original price. The same applies to unused floor panels or tiles, as well as wall putty. This is not possible in each of the story-related orders, because you will not always have the option to sell (you cannot bring up the valuation device).
- In story-related assignments, you will often have the option to choose the items by yourself - this applies, for instance, to the color of paints or furniture / devices installed. In those situations you should choose the cheapest options - a white paint, the simplest bathroom sink and so on.
- In story-related assignments you will often receive the task to fit the flat out with the specified items. If they are not precisely specified, you should always use the cheapest options (like, for instance, in the case of sinks with a large price spread). You pay the costs of materials and items out of your own pocket and it is not refundable in any way (aside from getting a specific income for completing specified stages of renovation).
