Use the activation spell with the remains of the stone guardian or with his hand. When the hand fall down, talk with the dying man. Sadja will automatically take a mask and the dagger.

Use the deactivation spell with one of the tomb lamp. Use the sticky dagger with the sliver of light. Look through it.

Use the activation spell on the stone guardian. As him click three times his hand on the ground (or on the wall behind him). To gain the second achievement you need to do this ten times. Pick up a brazier and throw it away (in the direction of the colonnade). "Turn off" the guardian by clicking PPM.

Come back to the tomb. Use the deactivation spell with the darkness.
