The action of Chernobyl 3: Underground takes place in the near future. The game is based on dynamic shooting sequences observed from the first person's perspective (FPP). A player-controlled hero can use a large arsenal of futuristic weapons and military equipment, headed by the aforementioned combat helmet, which displays a number of useful information during combat.

Unlike earlier versions of the cycle, the locations in Chernobyl 3: Underground are usually closed rooms (production halls, underground corridors, etc.). This required the game developers to introduce a number of changes to the original Argon engine.
